What $500k-$599k Gets You in Bend & Redmond Since 2000

I love graphs and the stories they can tell. This particular shows how home sizes have changed in Bend and Redmond since 2000 for anyone looking in the $500k range.

In the early 2000’s up through the housing crash in 2008, homes in the area easily were at or exceeded 2000 square feet. These were typically your “move up” homes otherwise known as the second or third home owned by the resident. As growing families needed more room, this is the price range and size they’d be shopping in. After the crash, this segment came back, but area popularity started to grow and the home size range widened up until the housing frenzies of 2020.

Today, it’s safe to say 90% of the homes in Bend at that price range are under 2000 square feet while Redmond is probably around 70%-80% under that size. This is less about homes shrinking and more about faster home appreciation from 2020 to 2022 when available inventory shrank and multiple offers quickly bid up home prices.
