Redmond's biggest move was on the supply side — New Listings dropped 40.5% from August, a steep step but not an unprecedented one: last September saw almost the same thing (−37.9%), so this reads as a sharper version of Redmond's usual seasonal pullback rather than a new trend. Pending Sales eased a more modest 15%, and Closed Sales actually ticked up slightly (+5.1%) — so even with new supply drying up fast, what was already working its way toward closing held its pace. Active Inventory came in flat at 349 homes, sitting comfortably in Redmond's normal range for this time of year; it's running 12.2% above last September (311) but still below where it stood two Septembers ago (364).
Median Sold Price jumped 10.3% to $502,000, but that's mostly a correction off an unusually soft August ($454,950 was the lowest closed-price median of any month this year) rather than a fresh move upward — September's figure is more in line with where Redmond has sat most of 2026, and it's still down 3.8% from last September's $522,000. Median Active Price barely budged (+0.7%) to $549,000. Absorption Rate held at 4.7 months, still squarely Balanced — a quiet month overall, with new supply cooling faster than usual while closings and pricing stayed fairly steady.
