What You Should Know From the Information Above
SELLERS: you are not alone in wanting to get your home on the market. Since the start of the year, Bend has seen 3 straight months of high seller activity. April has been the first month the level of activity has come in closer to what is typically seen, but the extra activity since January has allowed the total available inventory to grow above this time last year; especially at the higher price points.
Takeaway: Price and prep your home well. This will ensure your home sells quick and at asking price
BUYERS: Mortgage rates haven’t been helping the affordability aspect of buying a home. The rate improvement seen in December followed by the return to 7% has slowed buyer activity since the start of the year. While Bend did see a high number of buyers writing offers in March, that has once again slowed in April.
Takeaway: Look for homes that have been sitting for at least a couple weeks to maximize your chances for negotiating power.
