Is now a good time to buy or sell?
Short answers to the questions I hear most are below.
Is Now a Good Time to Buy or Sell in Bend, OR?
-
It depends on your goals, not the headlines. Right now Bend is the most balanced of the four Central Oregon markets: inventory has grown at a healthy pace without tipping into a buyer’s frenzy, and well-prepped, properly priced homes are still selling within the first 30 days. If you’re financially ready and the timing fits your life, waiting for a “perfect” market usually costs more than it saves.
-
If you’re specifically in Bend, yes. It’s currently the closest thing Central Oregon has to a best-case scenario for sellers: inventory is up without being oversupplied, buyer activity is stronger than the past two years, and homes are selling close to list price. Redmond, Sisters, and La Pine each have tougher dynamics right now depending on price point, so the answer genuinely varies by market and price range.
-
Rates have stayed in a narrow band, and even industry professionals can’t reliably predict where they’ll go next — trying to perfectly time rates has historically mattered less than having a clear strategy for your goals. It’s also worth remembering that if rates do drop meaningfully, more buyer competition tends to follow, so waiting isn’t automatically the safer move.
-
Median price is a mix indicator, not a value indicator. When rates ease, more entry-level buyers enter the market, which pulls the reported median down even though individual home values haven’t dropped. We’ve seen this dynamic before, and it’s one of the most commonly misread signals in local market coverage.
-
Watch days on market and months of supply for your specific price point and neighborhood, not city-wide averages. Bend and Sisters, for example, can have very different leverage dynamics in the same month. This is exactly the kind of detail generic online estimates miss, and it’s usually the fastest way to tell whether you’re the one with room to negotiate.

Get real numbers before you form an opinion. Buyers: talk to a lender and get an actual payment estimate for your price range, not a rate you saw in a headline — and if you don’t have a lender yet, I’m happy to recommend one I trust. Sellers: get a pricing strategy based on current comps and absorption, not last year’s Zestimate. Either way, a 15-minute conversation beats guessing from national news. Let’s connect and go over your specific numbers.
