Central Oregon Real Estate Market Update, July 2026: The Market Makes Up Its Mind Quickly

There isn't much I can say this week that I haven't already covered in previous updates, so instead I thought I'd share a quick, interesting statistic, from the local market.

I recently had a conversation with another agent about the stark difference between homes that sell quickly and those that don't. So far this year, homes that went under contract within the first two weeks had a median of just 4 days on market. Homes that took longer than two weeks to sell had a median of 52 days on market.

That's a pretty telling statistic. It highlights the difference between homes that hit the market well-prepared and well-priced versus those that ultimately need to adjust to where the market says they belong.

The next question I had was whether this was an anomaly or simply the market returning to more typical behavior. So I spot-checked three other years: 2015, 2018, and 2019. The results were remarkably similar. Homes that sold quickly averaged just 3 to 4 days on market, while those that lingered took between 52 and 56 days.

In other words, what we're seeing today isn't particularly unusual. It's another reminder that the first couple of weeks after a home hits the market are incredibly important. Once a listing misses that initial window, the timeline often changes dramatically.

The relationship between days on market, buyer leverage, and eventual sale price is a topic worthy of its own newsletter, so I'll save that discussion for another time.
