Central Oregon Housing Market Update, August 2026: A Correction Worse than 2008…?

"A correction worse than 2008."

Those are the words of Melody Wright, a Senior VP at a mortgage technology company who gained quite a following after making that prediction last year. Whether she's ultimately right or wrong isn't really the point. What interests me more is why that message resonates with so many people.

It's not hard to understand.

Spend five minutes on various social media platforms and you'll find plenty of stories from homeowners who are selling at, or even below, what they paid. Homes are sitting longer, price reductions have become commonplace, and in some areas sellers are discovering that what their neighbor's home sold for a few years ago isn't what today's market is willing to pay.

On the surface, it can feel like the ingredients for a major correction are falling into place. Until you add more context. Many of those selling at a loss bought during the peak of the market just a few years ago. Days on market have simply returned to the levels we saw before COVID. One neighborhood may feel frozen while another across town is still seeing homes sell during the first week. Both experiences can be true at the same time.

There is no doubt life is expensive, especially when it comes to buying a home these days. However, after years of historically low interest rates, rapidly appreciating home values, and homes selling almost overnight, today's market feels worse simply because it's normal again.

That's also why it's more important than ever to understand the market beyond the headlines. Selling throughout Central Oregon in 2026 feels even more challenging than 2025 despite there being slightly less inventory overall. Bend remains relatively balanced, while markets like La Pine, Sisters, and Redmond are giving buyers considerably more leverage. Even within those communities, certain price ranges continue to outperform others.

There isn't one housing market right now. There are dozens of smaller ones, each telling a slightly different story. Understanding the story behind the specific slice of the market you're buying or selling in is how you achieve the best possible outcome.
